Spring Market 2023

Living in the northeast part of the country we get to experience lots of exciting changes throughout the year. Things to look forward to such as the changing of the 4 seasons, the holidays, school letting out...

Personally, my favorite time of the year relates to the Spring real estate market. This is that exciting time of the year where a bulk of the new housing inventory is rolled out over a 3 month period. Buyers are excited as they anticipate each new home. They wonder, will today be the day my forever home reveals itself. Sellers are anxious to show off their hard work and open their doors to the general public. 

By the way this doesn't mean you can't find a home off peak season or you shouldn't sell your home outside of the Spring. It simply means most inventory will rear it's head during the peak season. Most notably, if you are looking for a single family home, this 3 month period will give you the most options. Here is why:

➡️ Sellers target Spring to list their single family home as they know buyers are looking to have their kids in the new school system by September 1st.

➡️ Spring is when all the foliage comes alive. Single family homes typically have landscaping. This factor gives the single family home an opportunity to show off their property.

➡️ Most buyers tend to look to buy during this time. There is something about the changing of the season. Warmer weather, longer days, and overall it's a pleasant time to look at homes. Emotionally buyers feel more connected.

This all relates to timing. If you're planning to sell a single family and you hand pick a time that's best. Target this March to June time and you'll be able to squeeze the most juice out of your sale.
